The persons that shall occupy the premises are a total of ___ people(please complete full names of all guests on Annexure A)Â
The names of all the occupants must be provided at the time of booking and no other person may occupy the property at any time without Villa Concepts’ permission, nor shall the number of guests staying at the property exceed the maximum number of guests stipulated by Villa Concepts. Guests may be required to vacate the property if this rule is not complied with.Â
DURATION OF RENTAL
The Guest agree to the following rental period:

Check-in / Check-Out
Unless otherwise advised, check in time is at 2pm on the day of arrival and check out time at 10am on the day of departure.Â
Requests for an early check in (before 2pm) or late departure (after 10am) are always subject to availability. In order to guarantee this an additional charge of 50% of one nights rental cost for the property will be payable in advance.Â
For arrivals after 7pm or before 7am an additional after hours check-in of R450.00 may be required.
Â
PAYMENT
A deposit payment (usually 50% of the total property rental cost) is generally required unless otherwise advised.Â
No contract exists between us until we have received the deposit payment, as well as your signed and completed Reservation and Booking Agreement and we have subsequently confirmed your booking in writing.Â
The remaining balance must be paid no later than six weeks before arrival unless otherwise advised.Â
Should the Guest fail to pay the balance of the rental and the breakage deposit on or before the stipulated dates, Villa Concepts and/or Villa Owner shall have the right to cancel the reservation forthwith and without notice.Â

BREAKAGE / SECURITY DEPOSIT
You will have been notified of the separate security deposit amount that you will be required to provide on arrival if not before.Â
The security deposit will be held against the cost of any damages or breakages to the rental property or its contents, any telephone charges and any other charges for additional services provided or charges which Villa Concepts are entitled to deduct such as the cost of replacing lost keys.Â
Upon completion of our post-departure property check, the outcome of which will be deemed to be conclusive, you will be notified of any charges to be deducted from the security deposit within 7 days of the end of the rental period, after which the balance shall be released and a 5% administration fee will be charged on any damages or breakages.

HOUSEKEEPING
You will have been informed prior to booking of the level of cleaning service that will be provided during the rental and any requests for additional service should be raised at that stage.Â
The cleaning service does not extend to personal laundry, but local laundry services are available.Â
Linen and towels are provided at the property and linen is generally changed at least twice weekly.
Â
CHILDREN
Most of the properties represented by Villa Concepts have child safety issues and concerns for guests with younger children, such as balconies, split level terraces with steep drops and unfenced pools.Â
Guests staying with children do so at their own risk and are urged to take all due care and attention during their stay.Â
Â
SWIMMING POOLS
Where properties feature a swimming pool, these are to be used entirely at your own risk and unless otherwise advised these are not supervised in any way or equipped with child safety nets or fences.Â
Pools are also not heated (unless advised) so are only suitable for use in summer. Pools are generally serviced twice weekly.Â
Â
INTERNET / DSTV / TELEPHONE
Most of our properties have WiFi internet, DSTV and telephones for guests use but please ask before booking if this is important or not to you.Â
All phone calls you make will be charged and in most properties can be paid for either on departure or will be notified to you within 10 days.Â
Internet service is sometimes charged separately (guests will be notified where this is the case).

USE OF PROPERTY AND BEHAVIOUR
Unless otherwise agreed prior to booking, the property may only be used as private rental accommodation and not for any photographic or film location work or as a venue for any function, wedding, party or event involving anyone other than those guests entitled to sleep at the property identified to Villa Concepts when booking, listed on Annexure A of this agreement.Â
Where Villa Concepts becomes aware of any unauthorised use of property it shall be entitled to require such usage to cease immediately or terminate the rental and require guests to leave. In these circumstances Villa Concepts may also be entitled to charge an additional fee for the unauthorised event; such fee is to be calculated reasonably at its discretion depending on the nature of the event and to be recovered if necessary from the security deposit.Â
Guests should only sleep on the beds provided.Â
No Pets are permitted unless agreed in advance.
No smoking is permitted inside the premises. Additional cleaning charges may be levied if this policy is not adhered to.Â
The Guest who signs the registration form is responsible for the behaviour of everyone using the rental property. If anyone in your party or any guest or invitee behaves in an unacceptable manner by civilised standards the entire party may be required to vacate the property without notice. Kindly note it is not considered acceptable behaviour for these purposes to make excessive noise. Playing music loudly especially after 11pm at night will not be tolerated.Â
It is each guests responsibility:
to pay for any losses or damages to the property, however caused (reasonable wear and tear excluded)Â
to take good care of the property and leave it in a clean and tidy condition at the end of the rental periodÂ
to permit the property owner and Villa Concepts reasonable access to the propertyÂ
not to part with possession of the property, or share it, other than with members of the party named on the booking form unless otherwise agreed with Villa Concepts
not to cause an annoyance to become a nuisance to occupants of adjoining premises, agreeing to adhere to civilised noise levels
The Guest shall, where the property contains a security alarm, ensure that all the windows and doors are locked in the event of the property being left unattended and that the alarm is fully activated.Â
The Guest acknowledges that his/her failure to properly secure the property will result in the repudiation of any insurance claim instituted by the Owner for loss resulting from theft under his/her household insurance policy.Â
The Guest accordingly indemnifies, and may be personally liable to the Owner for any such loss or damage, consequential or otherwise, that the Owner may suffer as a result of the Guest failing to properly secure the property.Â
